Nearly every real estate transaction, whether buying or selling, includes a home inspection. Inspectors are there to make sure you and the bank are getting your money’s worth and to protect your investment for many years to come.

When listing your home with a realtor, it’s often a good idea to get an inspection ahead of time as it will save you some headaches later. Most inspectors charge between 300 to 500 dollars per inspection so it’s more than worth the money for your peace of mind. Why would you want to wait until you get an offer to find out what needs done. You know work needs to be done, unless you are an expert on everything…which, face it, most of us are not.   • Structural components. This includes the fore-mentioned foundation, ceiling, crawl space, roof, rame and walls. They are also looking for mold and any leakage. Floor cracks and ceiling cracks are noted and everything is inspected for water damage or leaks.
  • Exterior. Caulking may be needed as they inspect all cracks, seals, glass, windows, etc. Garage doors are often tested as well.
  • Roof . Gutter debris and gutter conditions, shingles, tiles, flashing and even branches from trees and bushes are examined to make sure no damage has been done or no future damage can come from vermin or extreme weather.
  • Electrical. All things electrical will be checked, which is a good thing for everyone.
  • Heating and cooling. Furnace, A/C vents, ducts, etc are checked for efficiency, cleanliness and damages.
  • Insulation and ventilation
  • Plumbing
  • Appliances
  • Interior


Basements and crawl spaces are especially checked for mold, cracks, etc.

Things they don’t check:  It’s also a good idea to get your sewer line checked, oil tank scanned for seepage and even your radon levels. Well water quality if you have a well is an entire different inspection.
